Biographies
Jesse Shemesh, CPA – Portfolio Manager
Mr. Shemesh will serves as portfolio manager of the fund where his primary roles comprise of deal sourcing, acquisition and development oversight along with tax and accounting matters. He has over 7 years of experience in real estate acquisitions, development, sales, distressed mortgage purchases and REO trades. His professional experience includes five years of tax compliance services for alternative investment clients at both Rothstein Kass, PC (now KPMG US) and BDO USA, LLP. During his time at BDO, he was an instructor in Continuing Professional Education (CPE) programs for investment partnership tax, specifically on basis step-up calculations and §704(c) allocations.
In 2011, Mr. Shemesh formed Waksard Capital, LLC which is an urban redevelopment company and real estate investment portfolio based in Philadelphia. His responsibilities included: investment review and analysis to determine projects feasibility; managing the budget and development process; perform due diligence; negotiating the purchase price, terms of the sale, and financing terms; manage the zoning, entitlement and permitting process; financial modeling for real estate investments; non-performing loan sales, short sales, loan modifications, foreclosures; and tax research for various complex partnership transactions.
Mr. Shemesh has vast experience involving the sale and liquidation of residential distressed mortgage portfolios. He has managed portfolios of non-performing loans and handled the negotiation of short sales, loan modifications, deed in lieu of foreclosure, and discounted note settlements in various investment loan portfolios. Since 2007, he has developed and sold a portfolio of residential and mixed-use commercial real estate in Philadelphia exceeding $30 million. Mr. Shemesh completed college at the Pennsylvania State University with a degree in Accounting. He is a Certified Public Accountant (CPA) in Pennsylvania.
Robert Jan Meulmeester, MRICS – Managing Director
Mr. Meulmeester responsibilities include due diligence, investor relations, financial analysis and valuation, along with feasibility studies for site selections. He has over 15 years of international experience within investment advisory services – having worked from offices in Amsterdam, Brussels, New York and Hyderabad, serving Fortune 1,000 companies, where his primary focus is to provide comprehensive investment solutions for structured real estate transactions. His work has spanned numerous property types, ranging from conventional office space (CBD) to vineyards, golf courses and life-science manufacturing facilities. His broad exposure to a wide array of services, including due diligence, analysis, valuation, research, feasibility studies, site selection and space rationalization, has enabled him to develop extensive relationships with international clients, spanning Asia, Europe, Africa and the Americas.
Before joining Waksard Capital, Mr. Meulmeester was a Principal at Cadence Capital Group where he provided advisory services to middle market owners, operators and developers of real estate. He performed capital raises and provided assistance in financial due diligence. He sourced over $1.5 billion in deals.
Prior to joining Cadence Capital Group, Mr. Meulmeester was a Senior Manager in the Real Estate Consulting Practice at Deloitte & Touche in New York, where he focused on formulating investment and divestment strategy recommendations, involving commercial mortgage-backed securities (CMBS), sale-leaseback transactions, and feasibility studies. He also conducted real estate valuations for financial and tax reporting purposes. Mr. Meulmeester earned a Master degree in Economics from the University of Amsterdam in the Netherlands, with a specialization in International Business and Real Estate. He is currently an Adjunct Professor at NYU’s Schack Institute of Real Estate focusing on Real Estate Finance and Economics.
Jing Pu – Managing Director
Jing’s responsibilities include setting long term objectives, business development, forming strategic partnerships, and managing the acquisition and liquidation of properties for the fund. His duties will also involve managing land entitlement process and monitoring market intelligence for development opportunities. Jing founded Nanjing Capital Management in 2010 and has grown a single property rental portfolio into a full-service development and financing company that is currently developing over 150 homes in 2014-2015.
Jing is fluent in Mandarin Chinese and was successful working to source foreign capital and investors from China. Currently, together with his investment partners, he has over $50mm of projected deliveries in 2014-2015. Jing held prior roles in risk-management and commodities trading at Marsh & McClellan and Louis Dreyfus Commodities where he specialized in cotton, sugar and other agricultural trades. Jing received his BA in mathematics from Northwestern University in 2006; with special concentration in probability theory and derivative pricing.
Tom Neidermayer – Development Manager
Mr. Neidermayer will serve as lead development manager and will oversee the various construction projects on daily basis. He is the President of Lawndale Construction, one of Philadelphia’s largest single-family homebuilders and has developed over 1,000,000 sqft of residential construction in Philadelphia. Tom has over 15 years’ experience building single and multifamily homes.
Tom is experienced in planning, budgeting, and construction of large planned urban infill development sites. He will serve as head of construction management overseeing all of the fund’s construction and budgeting. Mr. Niedermayer is also president of Blueline Investments, a Philadelphia property management company, managing several hundred properties in the region. Tom received his BA in Real Estate from Temple University. Tom has been named to Philadelphia Magazine’s Best of Philly builders. His substantial construction experience, property management infrastructure, network of developers and daily presence in the field gives the fund a constant pulse on emerging market trends and development opportunities.
