Why Luxury in Charleston and why now?
3P's goal is always to go where there is the best risk-adjusted opportunity. The current focus takes advantage of several key trends that we have identified.
1) The US has a large and growing shortage of residential homes (7.2m short at end of 2023)
2) There is very little excess building capacity to help reverse this backlog of demand and therefore it should persist for some period
3) The luxury market segment has been increasing at one of the fastest rates due to increased household wealth in the US since Covid
4) Charleston is a premier market with limited supply, massive local and external demand, and we know it extremely well
How do you source your opportunities?
This is where 3P's technology stack comes into play. We have created models (ai, if you will) that assesses every property in the market for a variety of factors and shows us, daily, the ones that are most likely to fit our buying criteria. We then use a human last-check before we begin negotiating a purchase and, when we close, the development process begins. This keeps 3P flush with its next investment opportunities, as long as it has the capital to deploy to fund them.
What is the benefit of investing now?
The current open vehicle already has projects underway at great entry values. In addition, there is added opportunity and downside reduction to investing now so that further projects can begin as soon as possible and take advantage of the strong, continuing price appreciation in the market that is going on right now.

After a career on Wall Street, he founded Conrex, one of the firm’s that pioneered the Single Family Rental space before being acquired by a global private equity firm. He has a passion for uncovering new real estate value opportunities and building businesses around them. Eric graduated from Columbia University where he was a member of the Heavyweight Rowing Team. He has also been a globally ranked strategy gamer.
